2. Modified Bitumen Roofing

   Modified bitumen roofing, an advancement over hot tar roofing, is easier to install. It can be applied using hot tar, cold tar, torches, or self-adhered methods. Costs range from $6.50 to $11.50 per square foot.

   Pros: Durable with multiple layers, suitable for high foot traffic areas.

   Cons: Higher cost due to multiple layers and complex maintenance.

3. Built-Up Roofing (BUR)

   BUR involves layering fiberglass rolls and hot tar. The top layer, often covered with gravel or rocks, is crucial for maintenance. Built-up roofs last 20-30 years and cost between $15.50 and $25.50 per square foot.

   Pros: Long lifespan and durability, good for heavy foot traffic.

   Cons: High installation and maintenance costs, and dangerous installation process.

4. Metal Roofing (Standing Seam & Screw-Down)

   Metal roofs are known for their longevity and appearance. Standing seam roofs have concealed fasteners and last over 50 years, while screw-down roofs are more affordable but require more maintenance. Costs range from $8.50 to $18.50 per square foot depending on the type of metal (aluminum, steel, or galvalume).

   Pros: Long-lasting, high wind rating, and adds aesthetic value.

   Cons: Higher initial cost and maintenance for screw-down types.

5. Asphalt Shingles

   Though commonly used for residential buildings, asphalt shingles can also be used for commercial properties. Upgraded or designer shingles are preferred over basic builder-grade ones due to better wind protection and longevity, lasting 25-35 years. Prices range from $5.50 to $8.50 per square foot.

   Pros: Cost-effective and good wind protection.

   Cons: Shorter lifespan compared to metal roofing, and can be messy to replace.
